Deb’s December Goes From Blue To Bliss !!

A friend of mine had referred Deb to me on December 7. Deb had been renting with her boyfriend for the last three years but their relationship had unfortunately come to an end. They both had six weeks to find other living arrangements – a lot of pressure with the Holidays approaching.
Deb wanted to purchase a home right away… her family lived in London, Ontario so moving in with them was not an option. Moving in with a friend was also not an option… she didn’t want to move twice.
I met with Deb and assured her that we would find something. Her search criteria was very strict including a short closing. However I knew that there was enough condo inventory on the market and that there was bound to be something that met her requirements.
After going out for six straight evenings on showings, I could sense that Deb was losing hope. She was becoming anxious and very frustrated. I kept reassuring her to keep thinking positive thoughts.
I had an idea. I knew of a terrific brand new Tridel condo building, The Verve, at 120 Homewood Avenue that seemed to meet all of Deb’s criteria.
There were a lot of units available for sale but all the suites were well above Deb’s price ceiling. I felt that these condos were overpriced as the sellers were ‘testing’ the market. The building was only registered three months ago and so far, there were no good comparable sales to use in an offer negotiation.
I figured however that there had to be some motivated condo owners in that group of listings who would be keen to sell.
I proceeded to call every agent who had a one-bedroom suite listed to test their seller’s motivation. I threw out a lowball price and waited for an answer. One agent called me back. The unit, on the 22nd floor, was listed for $284,800. Deb’s budget was a maximum $250,000. I was able to negotiate the purchase for $248,500 with a short closing. The seller was happy and Deb was ecstatic!
