We’ve often been asked if we as Realtors could act as buyer agents for purchasers of brand new construction. The answer has always been a qualified ‘yes’ with quite a few restrictions, but now it is possible almost 100% of the time.
Since mid-December 2006 our Toronto Real Estate Board computer gives us access to all the cooperating Toronto condo builder sites. We can search by size of suite, price, availability and construction completion dates.
Now for the first time Toronto real estate agents can truly act as a ‘one-stop shop’ for every type of Toronto home buyer. Agents can’t typically negotiate on price on behalf of their buyer clients but, conversely, the builder will NOT charge the buyer more if they do have representation. Agents however can add a valuable service to their ‘under contract’ buyers by advising on types of units to buy, the preferred views and upgrades plus some excellent advice on parts of the builder contract dealing with closing costs.
